How Our AMC Packages Are Structured

Our Annual Maintenance Contract service is built around three core packages, each designed to suit a different type of property and level of need. All packages include scheduled preventive maintenance visits — the foundation of any good AMC — and can be enhanced with add-ons tailored to your property.

Essential Plan — From £199/year

Best for: Single-occupancy homes, owner-occupiers with newer plumbing systems, or landlords looking for a reliable annual check-in.

The Essential Plan is our entry-level option, designed to make professional property maintenance accessible without an outsized commitment. It’s not a stripped-down product — it’s a focused one. You get the essentials covered, professionally and reliably, every year.

Not included: Emergency call-outs, drainage inspection, pipe surveys, or reactive repairs (available to add on).

Standard Plan — From £349/year

Best for: Older properties, buy-to-let landlords with one or two properties, and homeowners who want proper peace of mind rather than minimum cover.

This is the plan most of our residential clients choose. It extends the Essential plan with drainage checks, a more detailed pipework inspection, and discounted priority response for emergency situations — meaning if something goes wrong between visits, you’re not starting from scratch.

What’s included:

  • Two scheduled maintenance visits per year (pre-winter and spring recommended)
  • Everything in the Essential Plan, plus:
  • Drainage flow check and visual inspection (see Drainage Services)

  • 10% discount on all reactive call-outs during the contract year

Premium Plan — From £599/year

Best for: Larger homes, HMOs, landlords with multiple properties, and commercial clients wanting comprehensive cover with fast emergency response.

The Premium Plan is our most complete offering — a genuinely all-in approach to property maintenance that combines scheduled PPM visits, priority emergency access, and a broader scope of checks. It’s particularly well suited to landlords who want to demonstrate active property management, and commercial clients who need reliable documentation for compliance purposes.

  • Three or more scheduled maintenance visits per year (frequency agreed at survey stage)

Step 4 — Agree and activate your contract Once you’re happy, we’ll confirm your contract, schedule your first visit, and you’re covered. Payment can be made annually or, for Premium and commercial clients, quarterly.

For Premium, commercial, and multi-property contracts, we carry out a free on-site survey first. Do you offer multi-property discounts for landlords?

What happens if something goes wrong between scheduled visits?

All contract clients receive preferential call-out rates and priority booking for reactive issues. Premium plan clients additionally benefit from guaranteed 4-hour emergency response through our emergency plumbing service, available around the clock via our 24/7 emergency line.

Can I cancel my AMC contract early?

Our standard contracts run for 12 months. If you need to cancel early, we ask for 30 days’ written notice. Any visits already completed will be charged at their pro-rated value; any unused portion of your annual fee will be refunded. We keep our terms fair because we’d rather earn your renewal than lock you in.
